This existing house in Coral Gables was long-overdue for repositioning into the 21st Century (having been perpetually locked in the 1990’s with no historic value). Full interior remodel, with additional space captured to expand the footprint and unlock the flow of the interior spatial sequence. The exteriors were fully “stripped and scraped” of their existing faux ornament to implement a fresh, contemporary Tropical Modern feel that is more apt for Miami. Extensive site, entry stairs, terrace and pool retrofit better tied the new interiors to its exterior environment.

This facelift to an existing spec house in cocoplum from 1993, which was styled in a muddled mix of faux ornamentation, aimed to strip down the applied motifs to simplify and re-situate the renovation of the home into a refined and uncomplicated language- more evocative of a contemporary translation of the neo-Spanish Colonial style.
Faux wood, glued-on soffit outriggers; heavy EIFS-striped banding; seamed, segmented faux column covers and clipped-on canvas awnings were removed. Once cleared of its excessive bauble, the project was conceived as a blank canvas to introduce a new, cohesive material palette: warm white stucco walls capped by a new concrete barrel tile, tri-toned roof, and newly refinished “grounding” elements of plinths, porches/steps and planters adorned in earthly, indigenous coral stone.
Two porches, which draw you in at the entry, and host you at the amply spaced back yard replaced the existing mundane structures. These new elements are articulated in pure white stucco over cast-in-place concrete forms detailed by sweeping, unadorned cornices and tapered profiled edges. At the rear, the existing wrought iron guardrails were removed, and replaced by a system of cleaner, glass railing and integrated seating/planters that edge the plinths and address the pool. A simple summer kitchen complements the rear exterior pool and porch experience.

For this densely wooded lot in Miami Shores, the Client wanted to shape the house around and among existing trees to maximize the indoor-outdoor experience and capitalize on the mature tree canopy for shade and ambience. The proportions and massing of this two-story structure recede from the street front to maintain a respectful scale to its neighbors. Vegetative materials are as much a part of the palette as stone and stucco to invoke a garden-like procession from the entry, throughout the home, to the backyard expanse which extends the living experience across the full depth of the site.

The concept for this new, two-story single-family residence in the city of North Miami Beach was meant to invoke the quintessential South Florida MIMO-style home, which capitalizes on a combination of hip and flat roof elements meant to control and filter natural daylight and highlight multiple zones of indoor/outdoor spaces via porches and terraces.

Michael Harris, while an Associate Principal at CRTKL, programmed, designed and project managed this low-rise contemporary building which is a direct result of the site and view strategy, lifted off the ground for 100-year flood compliance and nestled within the densely-vegetated landscape for which the Grove is famous.
Panoramic views of Biscayne Bay, Key Biscayne, Coconut Grove, the Brickell skyline and the Atlantic Ocean are captured from within each indoor-outdoor unit.
